A property developer’s launch website with every unit and price live, online reservation with nothing to pay, a sales system, a co-broke agent portal and an owner portal that bills by construction stage.

The brief
Developer websites stop at a “From RM…” price and a register-interest form. Availability sits with the sales team, agents ask for it on WhatsApp, and owners chase progress bills, key dates and defect repairs by phone.
What we shipped
A launch website with live availability, a full price list, a loan estimate, online reservation and gallery visits; a sales system with holds, bookings, loan tracking and SPA signing; a mobile co-broke agent portal; an owner portal with stage bills, progress, documents, keys and defects; customer care; and a management dashboard for sales and collections.
Built for: Property developers selling high-rise and landed launches, with their sales teams, co-broke agents and purchasers.

Live unit availability
Buyers pick a tower, floor and unit on the same board the sales team and agents use, with each unit’s status, size, facing and price.

Reserve online, nothing to pay
A buyer reserves a unit online and pays nothing. Malaysian rules allow no booking fee before the SPA, so the first 10 % is billed when it is signed.

Researched first, then built
Before designing anything, we studied 14 sites and products: eight Malaysian developers, three developers in the UK, the UAE and Australia, and three developer sales systems. Nothing was copied. Each finding below changed a decision.

Left out, and why
- Virtual tours and 360° views: they need real footage of a built show unit.
- More languages: this concept is in English only; a client build can add Malay and Chinese.
- Government reporting and e-invoices (KPKT HIMS, MyInvois): they need the developer’s own government accounts. The data they would send is kept.
- Paid expressions of interest on launch day: Malaysian rules allow no payment before the SPA.
- After-handover services such as rentals and rewards: outside the roles this build covers.

The prototype enforces each of these, so you can test them yourself.
Reserving and prices
- No booking fee before the SPA
- Prices locked at reservation; a new price list reaches only new reservations
- Bumiputera lots go to Bumiputera buyers unless released, with a 5 % discount in Kuala Lumpur
Progress billing
- Schedule H and G stages and percentages
- Every bill backed by an architect’s certificate and due in 30 days
- Late charges at 10 % a year
Loans
- 70 % margin cap on a third housing loan; up to 35 years or age 70
- A loan refused for income after the SPA: the buyer pays 1 % and the SPA ends
- A loan refused before the SPA: the booking is cancelled and the unit goes back on sale
Handover and defects
- Keys within 36 months, or 24 for landed homes, with late-delivery damages at 10 % a year
- Possession counts as taken 30 days after the notice
- 24-month defect period with 30-day repairs, and retention held while defects are open

Connected roles
One action, every screen
Every role works on the same records, so one person’s action shows up for the others.

An agent registers a buyer, and the sales team sees the lead with its protection date.

A buyer reserves a unit online, and it turns Reserved on the public board, the sales board and the agent portal at once. If it is not booked in time, it goes back on sale everywhere.

The sales team completes the booking, and the agent sees it with the commission pending.

The SPA is signed, and the owner portal opens with the full schedule and the first 10 % bill. Once that is paid, the agent’s commission is earned.

Management certifies a construction stage, and every purchaser in the tower gets the matching bill. Their payments update collections.

Management publishes a new price list, and the public prices and new reservations change at once, while existing bookings keep their price.
